Kadans Science Partner secures one of the most significant deals in Glasgow of H1 2025

Chemify scales up operations at Health Innovation Hub 

Digital chemistry company Chemify is set to embark on the next phase of its business journey with a strategic relocation to Glasgow’s newest purpose-built life science facility, Health Innovation Hub (HiH).

Chemify, a pioneer in developing technology to provide pharmaceutical, biotechnology and industrial partners with better molecules, will occupy more than 40,000 sq ft across two floors with additional space on the ground floor of HiH. This represents the largest commercial letting of the year so far for life sciences in Glasgow, with Ryden acting for Chemify.

Designed to provide flexible laboratory and office accommodation, HiH is being delivered by Kadans Science Partner (“Kadans”), in collaboration with the Living Laboratory for Precision Medicine, a University of Glasgow-led programme that is at the forefront of translating cutting-edge science and innovation into real-world clinical settings. This flagship facility is focused on advancing and delivering precision medicine technologies through the R&D stage ahead of commercialisation.

Previously headquartered at the Advanced Research Centre (ARC) at the University of Glasgow, Chemify currently employs 165 leading scientists and specialists from around the world who will benefit from bespoke laboratories and modern workspace tailored to their needs at the new facility.

We also look forward to continuing our collaboration with the University of Glasgow and contributing to the city's appeal as a burgeoning hub for artificial intelligence, advanced manufacturing, and the life sciences sector.”

Chemify joins the Digital Health Validation Lab (DHVL) who will all be welcomed as the first tenants of HiH when it opens this year. DHVL provides essential infrastructure and expertise to support innovators in building the evidence needed to guide decisions at critical points — including investment, regulatory approval, and market access. This is a partnership between the University of Glasgow and NHS Greater Glasgow and Clyde. By accelerating the development and clinical adoption of innovative solutions, it supports the Living Laboratory’s mission to tackle critical healthcare challenges and improve patient outcomes.

Opening in Autumn 2025, Health Innovation Hub is the first of its kind in Glasgow, poised to revolutionise precision medicine technologies from R&D to commercialisation. It offers 87,000 sq ft of highly flexible lab and office space catering to everything from university spinouts to established operations.

The Health Innovation Hub is located within the Glasgow Riverside Innovation District (GRID) - a dynamic and inclusive innovation district located on the banks of the River Clyde where communities, industry, public sector and academia are driving transformational change. The site also lies adjacent to the Queen Elizabeth University Hospital, and forms part of a growing Health & Life Sciences cluster within GRID. This strategic placement of HiH will create a dynamic environment to accelerate scientific breakthroughs, cement Glasgow’s leadership in the life sciences sector, and unlock long-term economic opportunities for the area.
